Sellers should always use an agent that knows their market and are full-time agents. Real estate is indeed...LOCAL. IF you are using an agent that does not know your market, you could waste months sitting on the market because your home has been overpriced. Overpricing is the biggest error I see when using an "out of market" agent. Full-time agents are working every day with buyers and sellers. Part-time agents may give you a cut rate price on the listing but you will most likely also get "cut-rate" service. List with someone that knows your market and works full-time promoting your listing and finding buyers for your property. Trust me...it does make a difference. You don't want to hire great aunt Lucy's neighbors grand daughter that just got her license last month as a favor to great aunt Lucy. This is most likely your largest investment. Treat it like it is. You wouldn't want an amateur investing your hard earned money so why would you let an amateur or "part-time" person, sell your home. You need a professional.
